Issues Streamin HD Via Xbox360

I have had nothing but issues trying to get this working. I have tried 3 different N routers, ending now with the Xtreme. I have the 552 internal xtreme wireless card for the desktop and I still get choppy hd playback wirelessly. This is my system.
Core 2 Duo e4500, 3 gig ram, 500 gig hdd, running vista. Got the dir-655 upstaris. And I got a Linksys N gaming adapter changing the xbox from ethernet to wireless, and the pc with the internal xtreme 552 5 feet away from the xbox. Playback is choppy as heck, no matter what I do. I even moved the router down stairs with the setup, and ran the xbox wired, with the computer still wireless, and nothing, its still choppy. I am using WPA2 (aes cipher), disabled qos and the smart traffic thing all together to limit issues, still choppy. Tried switching to all n mode, still choppy. What is the issue?

can anybody help me? I am thinking this wireless n stuff is just a hoax as far as speed goes. Range is a little better, but other then that, this stuff does not do what it says its capable of on the box (hd streaming)

What speed is the Wireless Icon showing that you are connected at, to the Vista Computer?

What is the speed of the XBox to the Router?

The solution to limit the Choppingless is to limit the Transmission Rate to equal that of the XBox.

If the XBox connection is 100 or 108 Mbps then limit the Transmission Rate, wirelessly
to MCS 11-52 (108) Mbit/s.
