How to get the advertised 300mps ?

Hello

I have just received my DAP-1360 to have wifi N at home. I already enjoy Wifi N speed at work.

I have setup the thing to use WPA2 and only wifi N. Neither my phone or my laptop can connect to it faster than 72mps.. Why? I never had such problems with those devices on other wifi N networks...
