DAP-1522 & DIR-825 Low speed

I can't seem to figure out what the problem is.  I have a DIR-825 with the 2.4ghz & 5ghz networks enabled both in draft n mode only.  I have a DAP-1522 in bridge mode connected to the 5ghz network.  The signal fluctuates between 90 - 98%, but my Rate (mbps) doesn't go over 108 mbps.  Shouldn't it be in the high 200's?  I have the dap-1522 about 30 ft away with no walls.  The only time I get 270 mbps is when the bridge is right beside the router.  These are my settings:
802.11 mode: 802.11n only
wireless channel: ch 161 5.805 ghz
transmission rate: best (automatic)
chanel witth 40 mhz:

If I fix the rate to mcs 13-104[216] or higher, the bridge keeps dropping the connection.

If I try the 2.4ghz network in draft n mode, then I max out at 130 mbps. 
Any advice on what I could try?

Channel 161 gives the strongest signal out of all of them so that's why I manually selected it.  If I enable auto scan chanel the the signal strength goes down to 60%

Wi-Fi can be funny that way. The best signal "may" not give you the best performance. You could try all of them while transferring a large file/HD movie and check the errors/speed for each.

there is more to it than that but i'm trying to keep it simple.

Ok, so I checked all the channels while trasfering a 50gb file.  I noticed that on ch40 I only get 45-60% signal, but the trasfer speed fluctuates between 54mbps & 240mbps.  On ch161 I get 95% signal, but the trasfer rate doesn't seem to fluctuate at all.  So how can I get a stable trasfer at 200mbps or higher?

I'm going to try the 2.4ghz frequency, but with that one I can only get to 130mbps with the bridge right beside the router.  I don't know why, but I thought draft n even at 2.4ghz should be able to do 300mbps.

Tried moving around as much as I can, but not much.  I have the signal at 92%, but the speed is at 108mps.  I'm starting to feel it's not a very good quality unit.  I think my best bet is to return it and run a cable along the wall.  I won't look as nice, but at least it will work  :'(

108 mbps is not good enough ?? what do you have that transfers at that speed ?

Gee I don't know, maybe whatever he bought 802.11N hardware to transfer.

Who else finds this kind of response completely annoying?

get something like dumeter or bitmeter and see what kind of TRANSFER speeds you are getting on a comp with 300Mbps  connection speed , tell me it is anywhere near 300Mbps  , besides that  what is the transmit rate of the client sending the data ? Besides 300Mbps is the max rate under ideal conditions that are POSSIBLE , not guaranteed .  Pretty sure nobody has the ideal conditions in their setup , to many variables .
