Do you really need a simultaneous b/g/n config? Can you try g only or n/g only? Also, you may want to see if there are other APs operating on that frequency (using netstumbler,etc.) or try other channels. For me, I run g only on Ch. 8 using WPA2/AES. Remember that even if you have n-clients, the router will drop down to g (or b) speeds when one of the legacy clients are transmitting since this is a single band router. Also, to hit n speeds, you must use WPA2/AES encryption, else it drops to g speeds.
