So here is my setup:

Router:  DIR-655 B1 2.00NA 
Desktop1:  DWA-160 A1 1.80  [IP: x.x.x.104]
Desktop2:  DWA-160 A1 1.80  [IP: x.x.x.103]
Laptop:  Intel WiFi 5300 AGN  [IP: x.x.x.100]
iPad 2 (1): [IP: x.x.x.101]
iPad 2 (2):

Please help me understand why my rates are so low?

You have many other Wifi routers near by. Looks like some WiFi congestion here.
Rates are based on what the device can support. You need to find out the highest WiFi rate your devices support, 54, 65, 130, 300Mbs? Like Iphones support either 54 or 65 highest. Xbox 360s are up to 130 I think however some vary and don't achieve that, mostly 65. My Mac Book Pro only does 130Mb on N. I can get 270Mb if I switch to 5Ghz. The DWAs should see 130 and 300 since you are using Single mode N however maybe falling back to slower rates do to being all online at the same time.

I would test each devices while the router is running in this mode, leaving all other devices turned off, and see what each device connects at with the router.
Might turn off (link>)Short GI and play around with that setting. Sometimes that can be left off.

Does this effect transmission rates?  I assumed it only affected signal strength.

That makes sense, my main issue is with the DWAs since they are the same make as the router and both are supposed to be capable of 300 on N.

Anything is possible with WiFi.

Bad news.  Running one wireless client at a time did not improve the transmission rates.  Nor did turning off Short GI.  Any other suggestions?

I don't understand how two N devices from the same MFG in the same room can't achieve a rate higher than ~50 when they are both spec'd at 300.

I would try updating to v2.03 or v2.07 using the following:
FW Update Process

Don't load any saved configuration files, just set up from scratch after the last factory reset.

Also make sure your are using the latest drivers for the DWAs from the web site.
