DWA-552 linked to DIR-655 300mpbs but SLOW

 Hey, I have a my DIR 655 linked to my DWA-552 card and according to my network i am getting the 300mbps i'm supposed to be getting. However when it comes to transfering files or streaming audio/video content the transfer rate is excessively slow. Also when i use windows media center on my xbox (which is also wireless N) the graph it shows me is below "acceptable for tv". 

any thoughts?
running windows 7 64bit
